Ordinary versus subsidised mortgage terms

How is a mortgage payment calculated?

  1. Loan amount = Property price − Down payment
  2. Monthly payment = K × (r × (1+r)ⁿ) ÷ ((1+r)ⁿ − 1)
  • K — the loan amount
  • r — the monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n — the term in months

Mortgages in Azerbaijan:

  • Down payment: typically 20–30%
  • Term: 1–30 years
  • Interest rate: 4–8% (subsidised), 10–16% (standard)

The calculation uses the annuity formula and is for information only. Contact your bank and the Mortgage and Credit Guarantee Fund for exact terms.
